What will your inspector look for?
No house is perfect, and every inspection will uncover some items that need repair or improvement. The following are examples of defects that we found during recent residential home inspections:
Roofs
We closely inspect your roof to check for any visual signs of leaks. This roof had water stains around each roof penetration that we found in the attic. A moisture meter confirmed that there was active water penetration.
Heating SystemsYour inspection of the heating system includes items such as flues and vents. This vent pipe had disconnected in the attic and was an immediate fire risk to the home owners.
Interiors
At Twin Fox Inspections, we do a room-by-room inspection of your interior to make sure that each space is fully observed. This home had an active water leak that had caused water damage to the interior.
Plumbing Systems
Your home inspection will check several plumbing items, and make sure that your home has functioning hot water. This new build did not have hot water at any of the shower fixtures.
Flooring Systems
Your home inspection will include a description of the type and condition of the flooring systems. This house had notches in its floor joists that exceeded the recommended depth.

Electrical Systems
Your inspection of the electrical system includes observation of the main and sub panels. Here, we look for defects such as melted wires, which indicates electrical arcing at the panel.
Exteriors
Your exterior inspection will include the visual inspection of seven different components, including porches or decks. This porch had missing post-to-footing connections.
Insulation and Ventilation
We observe and report on your insulation and ventilation in your home inspection report. This home had a disconnected bathroom vent, which means that the moist, warm bathroom air had been venting directly into the attic space.
Central Air Conditioning
If your home has central air conditioning, we will inspect it to make sure that it operates at the time of the inspection. We observed that this home had exposed fiberglass in the air return. This could be a health issue, as small fiberglass particles are drawn into the ducts and circulated through the house.
Foundations
If there is a foundational defect, it may exhibit itself with sloped floors or stuck doors. This house had significant movement at its foundation, which led to several stuck doors in the house. You can see the gap at the top of the door.
